Concrete is not the right answer for every job, and we will say so. Its strengths are long life, low upkeep and the ability to be shaped and textured. On a steep Oakland driveway that last point matters, because a grooved or heavily broomed concrete surface holds tires in winter rain and keeps its shape on a grade.
Its weaknesses are just as real. Concrete cracks, and on clay or near large trees it needs good joints and a proper base to crack neatly. A repair never matches the old color. It is hard and it sheds water, so it has to be sloped and drained with thought. Pavers are easier to lift and relay over roots or utilities. Asphalt costs less at first but softens and needs more upkeep.
So we ask what you need the surface to do. For a driveway, a garage floor, a sidewalk or a building slab, concrete is usually the sensible choice here. For a path under a heritage oak or a patio where you want rain to soak in, something else may serve you better.
Why concrete? in Oakland: common questions
How long does concrete last in Oakland?
Well-built concrete commonly lasts for decades. The mild climate helps, since there is almost no freezing. Soil movement, roots and poor drainage are what shorten its life here.
Is concrete bad for drainage?
It does not let water through, so runoff must be planned. We slope slabs to planting areas or drains, and we can break up large areas with planted strips or permeable sections.
Is concrete safe in an earthquake?
A slab on the ground rides on the soil and may crack in strong shaking. Steel in the slab keeps cracked pieces together. Buildings, foundations and tall walls are a different matter and follow the seismic rules in the building code.
