For most Oakland driveways concrete is the practical choice, mainly because it holds its shape and its grip on a slope. Pavers are strong where roots or utilities may need access later. This page compares them and then covers how a slab should be built.

Concrete or asphalt for a driveway?

Concrete costs more at the start and asks for less afterward. National figures put asphalt at $5 to $12 or more per square foot and concrete at $6 to $15. Asphalt is flexible, which helps on moving soil, but it softens in sun, can creep on a steep grade and needs periodic sealcoating. Concrete can be grooved for traction and can carry color or pattern.

Poured concrete or pavers?

Pavers cost $10 to $17 per square foot installed nationally, against $4 to $12 for a plain concrete patio. Their advantage is that single units can be lifted and relaid over a root, a settled spot or a pipe repair. Their drawbacks are weeds in the joints and units that shift if the base is poor. Permeable pavers also let rain soak in, which helps where runoff is a concern.

How thick should a concrete driveway be?

Four inches is the usual minimum for cars. We suggest 5 to 6 inches where delivery vans, loaded pickups or an RV will park, at the street end, and on weak soil. The national figures show the difference: a 4 inch slab at $6 to $8 per square foot and a 6 inch slab at $8 to $10. Thickness only works over a compacted base.

Do I need rebar or wire mesh?

For a driveway in Oakland we recommend rebar. Steel does not prevent cracks. It keeps the two sides of a crack tight and level, which matters on clay, on slopes and in earthquake country. Wire mesh can do the job on a patio if it is held up in the middle of the slab and not left lying on the dirt. Whether to use rebar or mesh should be written in the quote with the bar size and spacing.

What PSI concrete do I need?

Most home flatwork uses a mix rated around 2,500 to 3,000 PSI, and driveways are often ordered at 3,000 to 4,000 PSI. Because hard freezes are rare here, the air-entrained mixes used in cold states are usually not needed. Structural slabs and footings use whatever the engineer's plans state. Water added on site lowers strength, so the mix should arrive at the right consistency.

Is stamped concrete worth it?

Stamped concrete is worth it if you want the look of stone or brick and accept some upkeep. It costs $8 to $19 per square foot nationally and needs resealing over time. It is not worth it on a slab likely to crack from soil movement, because a repair in stamped work is hard to hide. Exposed aggregate is a lower-care decorative choice with natural grip.

Should I seal my new concrete, and when? How often after that?

Sealing is optional for plain gray concrete in this mild climate and necessary for stamped or colored work. Let new concrete cure for about a month before applying a film-forming sealer. How often it needs redoing depends on traffic and sun: decorative surfaces every few years, plain driveways less often or not at all. Nationally, cleaning and sealing costs $1 to $3 per square foot, or $575 to $1,700 for a 2-car driveway.

Broom finish or smooth finish? And what finish for a steep driveway?

Outdoors, choose a broom finish. A smooth troweled surface is slick when wet and belongs in garages and indoors. Shaded Oakland walks stay damp through the winter and grow a film of algae, so texture matters even on level ground.

A steep driveway needs a heavy broom finish pulled across the slope, or grooves pressed or cut across it. Both give tires something to bite and channel water to the sides. Many hill streets in Oakland show the older version of this, deep raked lines in the concrete. Avoid glossy sealers on any grade.

What does a hot tub pad need?

A hot tub pad needs to be level, at least 4 inches thick with steel, and on a compacted base, because a filled tub with people in it weighs several thousand pounds. Follow the maker's requirements first. On a hillside, a pad near the edge of a slope or on a deck is an engineering question, not just a concrete one. Plan the electrical conduit before the pour.

I want a shop slab for a vehicle lift or heavy equipment. What is different?

A slab for a vehicle lift is designed around the lift. The manufacturer states a minimum thickness and concrete strength where the posts anchor, and many home slabs do not meet it. For heavy equipment we thicken the slab or add footings under the load points and use closer rebar. Give us the model and its installation sheet before we quote.

Do I need gravel under a slab? Do I need a vapor barrier?

Yes, in most cases. A layer of compacted crushed rock gives even support and a break between the slab and wet clay. Much of the old concrete we remove in Oakland had no gravel under it at all, and it shows in how it cracked. The depth depends on the soil and the load.

You need a vapor barrier under any slab that will be enclosed or covered with flooring, such as a garage conversion, a backyard cottage or a workshop. It stops ground moisture rising through the concrete. Driveways, patios and walks do not need one.

My pad has to take delivery trucks. How should it be built?

For a delivery truck, plan on 6 inches or more of concrete with rebar on a thick compacted base, and a stronger mix. Turning wheels and the point where a truck stops do the most damage, so edges and entry points are thickened. Tell us the largest vehicle that will use it.

Pool deck: resurface, pavers or new poured concrete?

Resurface a pool deck that is solid and merely worn. Choose pavers if you expect to reach plumbing later or the ground is still settling. Pour new concrete when the old deck is broken or tilted and you want one continuous textured surface. Nationally, pool deck resurfacing is $3 to $6 per square foot.

My patio will be poured against the house. What goes between them?

An isolation joint goes between them. It is a strip of compressible material that separates the patio from the foundation so each can move without cracking the other. The slab should also sit below the siding and slope away from the wall.
