Oakland's dry, mild summers make a patio one of the most used parts of a home. Small yards and sloped lots take some planning, so we set the shape, the levels and the drainage with you on site. Finishes run from broom to exposed aggregate and stamped patterns.
Oakland weather suits a patio. Summers are dry and rarely hot, and many evenings are comfortable outdoors. The challenge is the yard itself. Flatland yards are small and often boxed in by fences and a neighbor's garage. Hill yards slope, so a level patio usually needs a low wall or a stepped layout. We look at sun, shade, privacy and drainage before we mark out a shape.
Water is the detail that decides whether a patio lasts. We slope the slab away from the house so winter rain leaves it, and we put an isolation joint where it meets the foundation so the two do not push on each other. On clay we build up a compacted base and cut joints close enough to control cracking. If the yard drains toward the house, we add a channel drain or a swale as part of the job.
You can choose a plain broom finish, exposed aggregate, color or a stamped pattern. Shaded patios under redwoods or oaks stay damp for months, so we steer those toward a rougher texture that does not turn slick with moss. We will show you the options and explain what each one needs in upkeep.
Patios in Oakland: common questions
How big should my patio be?
Big enough for the furniture and for people to walk around it. A table for six needs roughly a 12 by 12 foot area at least. In a small Oakland yard we often lay out the furniture on the ground with you before deciding the size.
Can you build a patio on a sloped yard?
Yes. We either cut into the slope and hold it with a low retaining wall, build the patio in two levels with a step, or raise the low side. Which one fits depends on the height difference and where the water runs.
Will a patio near the house cause moisture problems?
Not if it is sloped away from the wall and kept below the siding and the foundation vents. We check both before pouring and keep a joint between the patio and the house.
